VIRTUAL DESIGN AND CONSTRUCTION (VDC) IN REAL ESTATE DESIGN AND CONSTRUCTION MANAGEMENT

The present research work is developed from the problem statement, which lies in the problems of design, construction and operation that involve the continued use of traditional 2D processes and how they affect the quality of projects and the profitability of the companies that execute them; where the hypothesis proposes the use of management models based on new technologies to optimize processes and resources at all stages of the project maximizing its profitability and quality; aiming to achieve a high performance building. Sheng, Wei and Faris (2016) demonstrated that agile methodologies, technological tools and innovative management models can be used in projects of any magnitude, as is the case of a bungalow pilot project, in which one of the most popular BIM tools such as Revit was used for the design, to then add time (4D) and cost (5D). The research has been justified by results of success stories and lessons learned from different experts and projects worldwide, with statistical data that reinforces the mentioned results; as well as opinions of experts in the housing construction sector. The objective of the study was to develop a project management model that provides medium-sized real estate housing companies with the necessary tools to optimize the time, cost and quality factors of real estate projects and thus increase profitability.
